The Caldera
A long-term idea for a permanent home for Maha Strategies on the New York City waterfront: research and engineering above, a public library and gallery at street level, a planted garden and an observatory at the crown. Its architectural reference is Mount Mayon — a broad base, a disciplined rising form, a luminous interior and a recessed summit.
That reference is an architectural ambition. It is not a claim about how the building would perform, and nothing on this page has been designed, costed, approved or sited. Maha Strategies is in its first year with minimal revenue. This is documentation prepared for a decision the company has not yet been in a position to take.
What is not established
- No site has been selected, and no land is owned or optioned.
- No architect, engineer or development adviser has been appointed.
- No budget, financing or construction has been approved.
- No land-use approval has been sought or granted.
- No delivery date has been established.
- No third party has been solicited, and nothing here is an offering of securities, a financing commitment or a technical certification.
Four strata
The concept organises the building into four bands. The floor numbers reproduce the founder’s sketch; they are not an approved space schedule, and each band carries a list of things a future architect would have to settle before any of it could be sized.
Public Threshold Floors 1–4
An atrium, a library and reading room, exhibitions of art and mathematics, and a relationship with the waterfront. The public part of the building is the part the concept treats as its reason to exist.
Reserved for future design: Visitor numbers, collection size, event capacity, public access hours, the operator, the security boundary, accessibility obligations and the operating subsidy that would keep it open.
Mantle Floors 5–16
Engineering, verification laboratories, formal-methods research and protocol operations — the working core of the company.
Reserved for future design: Headcount, equipment, work patterns, security zoning, and power and cooling requirements. None of these is known.
Summit Ring Floors 17–25
Maha OS and cognitive research, deep-work space and attention restoration.
Reserved for future design: What the research actually is. Until that is defined, no laboratory classification, instrumentation or privacy requirement can be settled, and none is assumed.
Caldera Crown Floor 26 and roof
A recessed, planted summit: a garden, a walking labyrinth, and a place for astronomical observation.
Reserved for future design: Occupancy, public versus private access, weather use, planting conditions, telescope needs and maintenance access.
The scale study, and what it is worth
One authored model allocates 551,000 gross sq ft above grade, of which 156,000 gross sq ft sits in the public strata, plus 25,000 gross sq ft of optional below-grade support. Roughly 3 acres is the initial filter for a lot search under that model’s own footprint assumptions.
A first authored scale study, offered as something testable. It is not a demonstrated occupancy requirement, a professional design, or a quantity taken off a drawing. A future architect may well recommend something smaller, or phased.
Twenty-six floors cannot establish a size or a price. Net usable area still has to be reconciled with circulation, lifts, stairs, structure, plant, services and atrium voids before a gross area exists at all, and zoning floor area is calculated separately again.
Words that sound like claims
The source material uses several terms that would be misread as commitments or findings. They are set straight here rather than dropped, because the correction is the useful part.
- “Self-sovereign”
- Describes a desired degree of operational control and resilience. It does not mean off-grid energy, legal autonomy, or immunity from public obligations.
- “Hyperboloid”, “parabolic”, “stratovolcano”
- Aesthetic references, not interchangeable geometric specifications. A future architect would have to define one coherent, dimensioned geometry; the rendering and the prose do not already agree on one.
- “Biological defense labs”
- Does not describe an actual scientific programme. No wet laboratory, containment facility, clinical work or biosafety level should be inferred. The research would have to be defined before any building system or permitting path followed from it.
- Low-electromagnetic spaces
- Expresses a desired working environment. No health or performance benefit is established by the concept.
- A 2035–2036 opening
- The founder’s aspiration, not a forecast. No feasible delivery date has been established, and none can be until there is a site and a funded study.
What a professional would have to answer
These are proposed studies, not engineering findings. Nobody has been commissioned to carry any of them out.
- Structure and foundations, against a real site’s ground conditions, wind environment and construction access. A flared base does not by itself demonstrate acceptable wind performance.
- The facade: curved glass against faceted alternatives that keep the silhouette, modelled for heat gain, glare, condensation, comfort, daylight, embodied carbon and replacement cost.
- The atrium: how deep usable daylight actually reaches, and how a luminous vertical core coexists with protected escape routes, smoke management and secure circulation.
- Waterfront resilience: flood exposure and required elevations. Below-grade critical equipment is an unresolved risk in this concept, not a settled feature of it.
- Ventilation and energy, including what “energy sovereignty” is meant to mean — efficiency, resilience, an annual energy balance, or off-grid operation. Those are four different objectives with four different costs.
- The crown: wind comfort, garden loads, drainage, horticulture, and safe operation in bad weather.
- The observatory: whether it is for education or for research-grade astronomy, and then light pollution, vibration, heat plumes and sightlines.
- Daily operation: public access alongside secure research, deliveries, waste, emergency access, facade cleaning, accessibility and long-term staffing.
The public part
The library, reading rooms, exhibition and education spaces are the part of this concept worth discussing with anyone outside the company, and the part with the most unanswered questions attached: opening hours, accessibility, security, governance, waterfront access obligations, and the standing operating subsidy that would be needed to keep a public floor open at all.
The concept promises no jobs, no tax benefit and no neighbourhood outcome. None of those has been studied, and a building that has no site cannot promise anything to a neighbourhood that has not been identified.
