Building program and area reconciliation

Reconcile gross, assignable and residual support areas before using a program total in other decisions.

How to use this idea

The checker uses a deliberately simple convention: each row is one floor, assignable area equals gross area multiplied by an authored ratio, and residual support equals the difference. It does not add circulation a second time. All rows share one unit. Zoning and rentable area remain undefined because their measurement rules are not supplied.

Worked illustration

Two synthetic floors of 1,000 m² at 70% assignable yield 2,000 m² gross, 1,400 m² assignable and 600 m² residual support. Raising one ratio to 80% changes assignable area by 100 m² but leaves gross area unchanged.

All numerical examples here are synthetic, not measured building results.

Checks before relying on a result

  • Use unique floor IDs and one area unit.
  • Keep voids and external terraces outside this enclosed-area example.
  • Do not label the residual as a verified room-by-room support schedule.
