About the book
The Material Floor follows the layers between matter and a finished place to live: design, permissions, fabrication, assembly, waiting and finance. Construction becomes a way to examine which costs belong to physical scarcity and which arise because people, information and schedules are difficult to coordinate.
The book explores how generative design, automation and Physical AI might change that balance. It also asks who keeps the savings, which constraints remain, and what happens to people whose wages appear as costs on somebody else’s balance sheet.
Historical examples, explicit assumptions and conditional scenarios support the argument. Lower construction costs do not automatically remove land scarcity, regulatory limits or unequal bargaining power. The question concerns both productive capability and the distribution of its gains.
